ACCESS STATEMENT 

THE SEAGULL HOUSE, 3 CLIFF STREET, WHITBY YO21 3DD

The Seagull House is a former master mariner’s home and the deeds indicate that the house dates back to circa 1820.

This historic house is located in Cliff Street, formerly Cliff Lane, which is referred to in the Domesday Book. The street is mostly comprised of a mixture of terraced Georgian and Victorian properties. The Seagull House is located opposite Pier Lane, which is an historic cobbled lane leading directly to the harbour side.

PARKING:

The street is one-way, with double yellow lines however, opposite the house it is possible, (subject to availability), to park for collection and drop off for a short time. Nearby on-street, scratch card parking is available on a first come first served basis on the Kyhber Pass, East Crescent and surrounding West Cliff streets.

 

OUTSIDE:

  • 3 steps lead up to the house. These are 100cm wide x 20 cm deep
  • A stone path leads to the patio area and front door. This is 453 cm long x 90 cm at the narrowest point, 155 cm at the widest point
  • The entrance to the patio garden is 90 cm wide and the paving stones demarking this entrance are 3cm high
  • The patio area measures 360 cm wide x 320 cm deep
  • The patio is mainly laid to gravel with small Yorkshire stone chippings and has paving flags adjacent to the 2 wooden garden benches and the wooden log store box
  • There are 2 outside lights – one at the front and one at the side of the house

 

FRONT DOOR:

  • There is one step 10 cm high leading to the door from the end of the path
  • There is a 20cm step up from this to the inside of the house
  • The door is 100 cm wide and this opens inwards
  • The height of the door lock is 89 cm from the bottom of the door
  • The door has an internal chain guard lock – guests are welcome to use this for added security – for instance when sitting upstairs during the day/evening

 

GROUND FLOOR HALL:

  • The hall is ‘L’ shaped and is covered with oak effect laminate flooring
  • The hall is 86 cm wide
  • It measures 285 cm from the front door to the toilet door opposite
  • There are 2 bedrooms, a shower room and toilet all located on the ground floor. There are stairs leading to the first floor
  • The lever handles on these rooms measure 96 cm from the floor.
  • The 2 bedrooms and the shower room have privacy locks fitted and the toilet has a bolt on the inside of the door
  • There is one bulhead light and one ceiling light

TOILET:

  • This is opposite the front door and measures 108 cm long x 72 cm wide
  • The door is 76 cm wide and opens outwards
  • There are ceramic tiles covering the floor
  • There is one wall light with pull cord with an extractor which comes on when the light is on

SHOWER ROOM:

  • This is on the right hand side of the hall and measures 220 cm long x 94 cm wide. There is a small utility area to the back right of the shower room – this is for the owners/housekeeper’s use only
  • The door is 66 cm wide and opens outwards
  • The floor is covered with ceramic tiles
  • There is a 800 mm quadrant shower with a door opening width of 37 cm
  • There is one ceiling light and extractor fan which comes on when the light is on

BEDROOM 1 – to the front of the house

  • This is on the left hand side of the hall and measures 384cm wide x 444 cm long
  • The door measures 73 cm wide, opening inwards
  • The flooring is oak effect laminate with 2 x 100% wool rugs; one at the side of the super kingsize zip/link bed and one at the end next to the fireplace. When arranged with two 3 foot wide single beds, there is one rug between the twin beds and one at the end of the beds next to the fireplace
  • The height of the mattresses from the floor to the top of the bed/s is 55 cm
  • Superking size bed option provides 115 cm of space to the left hand side of the bed and 75 cm to the right hand side
  • Twin 3 foot beds option provides 115 cm to the left of the beds and 75 cm between the beds. The single bed to the right hand side will be next to the wall with no walking space at this side – access into this bed is from the left in the space between the two beds
  • The room has: a super kingsize zip & link bed – this can be configured into two 3 foot wide single beds which are 6’6 long; 2 x oak bedside tables with drawers; 1 tall locked linen cupboard with 2 drawers which are for guest use – the 32” Sony Bravia Smart TV is located on top of this cupboard; 1 Shaker style painted double wardrobe with 2 large storage drawers; an oak console/dressing table with 2 drawers and mirror above; a Lloyd Loom armchair and dressing table stool; a child’s wicker armchair and a wooden towel rail.
  • There are 2 table lamps, a floor standing light and one ceiling 5 light chandelier .
  • Please note the tall cupboard is locked and is for the housekeeper’s use only

BEDROOM 2 – to the rear of the house

  • This measures 305 cm wide x 248 cm long
  • The door measures 73 cm wide, opening inwards
  • The flooring is fitted with 80% wool carpet
  • The height of the mattress from the floor to the top of the double bed is 54 cm
  • The room has: an oak framed double bed; console/dressing table with mirror above; an Ercol dressing table chair, one bedside table; a built in robe with hanging rail and clothes storage and the blanket box is locked for the owner/housekeeper’s use only. There is a wall mounted JVC TV with built in DVD player.
  • The room has one table lamp, a central ceiling Fisherman light and inset daylight lights located above the bed area. The lights can be controlled by the light switch by the door or by the switch in the bed alcove area

 

ACCESS STAIRS TO THE FIRST FLOOR

  • The stairs measure 76 cm wide; there are 6 straight running stairs, then 3 which turn, ‘Kite’, then 3 further straight stairs
  • The handrail measures 76 cm from the stair to the rail top
  • The stairs are covered with 100% wool carpet
  • At the top of the flight, it measures 82 cm wide and this leads directly into the kitchen area

FIRST FLOOR KITCHEN, DINING, LIVING AREA

  • This open plan area measures 714 cm long x 430 cm wide in total
  • The floor is covered with original seasoned, stripped and lacquered pine floorboards and a sisal rug to the living area
  • The kitchen worktops measure 90 cm from the floor to the top
  • The kitchen area measures 313 cm long x 335 cm to the widest point
  • There is an electric single oven, with grill and extractor fan above; separate Bosch integrated fridge, freezer and dishwasher
  • There is a 74 cm wide opening to the dining and living area from the kitchen area
  • The dining table measures 78 cm from the floor to the top – seating for 6
  • There are 2 sofas and a restored period armchair
  • There is an oak bookshelf, 2 x sideboards and 3 side tables
  • There is a small nautical drawer unit – housing tea towels, place mats etc

  • The stairs measure 64 cm wide – they comprise of 1 straight, bottom step leading to 3 ‘Kite’ steps, which in turn lead to a further 7 straight steps

The Seagull House has been lovingly restored and its design led presentation and furnishings are of a very high standard; retaining plenty of its original character; yet being fully equipped with all the mod cons that you will need for a comfortable and enjoyable stay. Original artwork and unique finishing touches have been thoughtfully added by the owner to enhance the coastal feel of the house. The wonderful views can be enjoyed from the garden, open plan living area and two of the bedrooms.

With plenty of space for you to gather as a family or group of friends, the living area offers the perfect place to relax after a busy day out and about. There is a delightful patio garden to the front of the house, with outside seating, where you can sit with a drink on a summer’s evening or enjoy your breakfast al fresco. For the end of the day you will find three comfortable, stylish and welcoming bedrooms, providing the ideal place to rest ready for the next day’s adventures. Upstairs the beautifully presented master bedroom features an en-suite bathroom with luxurious roll top bath, positioned to maximise the Abbey views. Perfect to enjoy a long bubbly soak after a wonderful day seeing the sights.

Area Information

Whitby
Whitby is a popular choice for visitors all year round. It is well known for its long sandy beach and delicious seafood. The river Esk flows through the town to the sea and cottages are perched on the hills on each side, with cobbled streets and historic yards providing a maze of places to explore. The town has a fantastic mix of modern shops and services, traditional stores and boutique shops. Whitby jet continues to be made into beautiful jewellery and sold in a number of shops.  There are plenty of excellent restaurants which serve local fish and seafood, as well as a wonderful choice of cafes and tearooms.

The ruins of Whitby Abbey stand dominantly on the clifftop and can be reached by climbing the 199 steps from the old town. The Abbey is said to have been the inspiration for Bram Stoker's novel Count Dracula, and its gothic splendour is the perfect place from which to take in some truly stunning views over the town, harbour and coastline. Whitby harbour is steeped in history and visitors can see where British explorer Captain James Cook first worked as an apprentice before setting sail and discovering Australia. A statue of this great explorer stands proudly above the town, along with some huge whalebones, a sign of the town's maritime history. The harbour is a buzz of activity and you can enjoy early mornings watching the fishing boats come ashore before getting first choice of their catch of the day.

There's always something happening throughout the town, with festivals and fairs are held throughout the year. These include Whitby Folk Week and the Whitby Regatta, and there are two popular Goth festivals each year.
